Terrazzo Shine Products vs. Diamond Polishing: Why the Coating Always Fails

A terrazzo shine product is a film, acrylic or urethane or wax, mopped over the floor; diamond polishing is abrasion that puts the shine in the stone itself, then a penetrating sealer that goes into the pores instead of sitting on top. On a St. Petersburg slab the film fails every time, usually within a year or two, and it fails in ways that make the eventual real restoration cost more. Diamond restoration runs $4 to $8 per square foot; grinding off a failed coating before you can start is what pushes a floor toward the $8 end. Here is the chemistry, the moisture, and the money.

What the two things actually are

A coating. The National Terrazzo and Mosaic Association’s sealer reference guide sorts terrazzo protection into three approaches: permanent film-forming coatings such as polyurethane or epoxy, removable film-forming coatings such as polyacrylic “floor finish,” and honing with a silicate-based penetrating sealer. The first two are films. They sit on the surface, take the wear, and, in the NTMA’s words, prevent foot traffic from ever actually contacting the terrazzo. In a hospital corridor with a night crew burnishing them weekly, that is a reasonable system, and the guide says so. Every “terrazzo shine,” “terrazzo restorer,” or “stone gloss” product sold to homeowners is a version of the removable film.

Diamond polishing. The third approach. The upper layers of the terrazzo are physically abraded with successively finer diamond grits, the NTMA guide says, until the floor is semi-gloss to glossy, and then it is densified with a silicate penetrating sealer. There is no sacrificial coating. The shine is the polished marble and the hardened cement matrix between the chips. When it scratches, the guide notes, the repair is to re-hone the spot and re-densify, not to strip anything.

That last sentence is the whole argument. One system needs to be stripped and reapplied forever. The other is the floor.

Why the film fails here

The slab is wet

Pinellas County’s flood-map page opens with the line that everyone in the county is in a flood zone. That is about surface water, but it describes the ground too. Shore Acres sits 2 to 7 feet above sea level. Largo and Seminole list elevations of 3 feet on Wikipedia. Even Disston Heights, on some of the highest ground in the county at 30 to 60 feet, is a slab-on-grade house over sand a few feet above the water table. Vapor moves up through every one of those slabs and through the half-inch to three-quarter-inch cement terrazzo topping on them, constantly, and it has since the house was built.

A cement terrazzo floor with a penetrating sealer lets the vapor pass. A film stops it. The moisture collects under the film, the film turns milky, then it blisters, then it lifts in sheets at the traffic lanes. Every cloudy, peeling terrazzo floor in a 1960 Florida room in this city is a coating over a breathing slab. After Hurricane Helene’s surge in September 2024 soaked the slabs of Shore Acres, Snell Isle, Broadwater, and Gulfport, the floors that had been coated failed within weeks; the honed ones needed a re-grind and a reseal once the slab dried.

The sun is relentless

The NTMA’s guidance on optional finishes says that wax coats a terrazzo floor’s surface, potentially causing yellowing and dulling, and tends to wear down quickly and make the floor slippery. Acrylic does the same on a slower clock, and urethane ambers. St. Petersburg holds a Guinness World Record for 768 consecutive days of sunshine between 1967 and 1969, and a mid-century Florida room with jalousie windows on the west side gets all of it. A coating that is clear in March is yellow by the second summer.

It seals in the dirt

A shine product goes on over whatever is there. The 1958 matrix under it has sixty years of ground-in grit, the shadow of carpet mastic, rust rings from tack strip, and whatever the dog did. The film makes the floor glossy and makes all of that permanent, because now it is under plastic. The NTMA sealer guide notes that the longer a stain sits, the more likely it becomes permanent; a coating is the best way to make a stain sit.

It is slippery and it scratches

The NTMA care guide says not to use purely surface waxes or all-purpose sealers because they can leave the floor slippery. Acrylic finishes also scratch easily, and every scratch is a white line in the film rather than a mark on the stone. A honed floor scratches too, but a scratch in stone is re-honed out. A scratch in a coating is there until the coating is stripped.

It cannot be spot-repaired

The NTMA sealer guide’s comparison table rates removable coatings “highly repairable” in the sense that they can be stripped and recoated, and it rates permanent coatings as limited. On a house floor the distinction is academic. Stripping acrylic means a chemical stripper, a scrubber, and a lot of rinse water on a slab that is already damp. Stripping urethane or epoxy means grinding it off, and the guide says so: permanent sealers cannot be chemically stripped. Either way, the restoration a homeowner was trying to avoid with a $60 bottle has arrived, with the coating as an extra line item.

What diamond polishing does instead

  1. Metal-bond grinding, 30/40 to 80 grit. Planetary diamond grinders cut through glue, coatings, stains, and the dead top layer of matrix, and flatten the floor. Wet, with vacuum shrouds, so the slurry is contained rather than airborne. If your floor has a shine product on it, this is where it comes off.
  2. Grout. Pinholes and popped chips are filled with tinted cement or epoxy grout and cured; the NTMA restoration specification calls for a 12-hour minimum at 70 to 80 degrees.
  3. Resin-bond honing and polishing, 100 to 3000 grit. Each pass closes the surface further. The NTMA describes finishes from a standard 120-grit finish to 1500 grit or more with diamond-impregnated pads; matte, satin, and mirror are just different stopping points.
  4. Densifier. A silicate applied mid-sequence reacts with free lime in the cement to harden the matrix, which the NTMA sealer guide says reduces porosity and helps repel liquid stains.
  5. Penetrating sealer. The NTMA says a penetrating sealer is applied to cement terrazzo for resistance to stains, dirt, and wear. It fills the pores and leaves nothing on the surface, so the floor breathes, does not yellow, and does not peel. Renewal every few years is $1 to $2 per square foot.

How to tell which one you have

Put a drop of water on the floor. On a honed, penetrating-sealed floor it beads slightly and sits; on a worn honed floor it darkens the matrix within a minute, which just means the sealer is due. On a coated floor it beads hard on a surface that feels slick and plastic. Then touch an inconspicuous corner with acetone on a rag: acrylic softens and comes off gray on the cloth, urethane clouds, stone does nothing. A yellow cast, a milky haze in the traffic lanes, and peeling at the doorway are the coating’s signature. So is a floor that looked great for eight months.

The coating is cheaper for exactly as long as it takes to fail, and it fails in a climate designed to defeat it. The restoration is the floor the house was built with, on a slab it has been breathing through since the 1950s, finished the way the NTMA describes and the way terrazzo has been finished since the trade got electric grinders in the 1920s.
